Why Rogers Chooses Rogers Premium Roofing
- ✓We ask how often somebody is actually under the roof before we quote it, because occupancy decides whether you are buying shingles or framing.
- ✓Every inspection includes the attic side. Reading sheathing from underneath is how you date water, and dating water is how you avoid paying for a roof you do not need yet.
- ✓Deck sheets and rafter-tail repair are unit-priced on the proposal. You approve the count when the tear-off is open, so the number cannot move quietly.
- ✓We keep a seasonal calendar for property that sits empty, and we call you in November and again in spring instead of waiting for the ceiling to give way.
- ✓We will tell you to skip work. Full-time owners with sound young roofs get sent away without a maintenance plan, and we say so on the phone.
- ✓Storm files are dated at the visit, not at the sale, so the record of when damage appeared exists before anyone starts talking to an insurer.
How It Works
We ask who is in the house
Before we quote anything we ask how often somebody is under that roof, because it decides what we look for. A house occupied year-round shows us a fresh stain. A house opened at Easter shows us eight months of quiet water, and the plan has to assume framing until we prove otherwise.
Inspection from the deck side too
Anyone can walk a roof. We also open the attic hatch, put a light along the rafters and read the underside of the sheathing, because delaminated plywood and rusted nail shanks tell you how long the water ran. Photographs of both sides go to you whether or not you hire us.
A scope with unit prices on it
Deck replacement is the line item that ruins budgets here, so we price it per sheet and per linear foot of rafter tail rather than burying it in a lump sum. You see the count before we start and the corrected count when the tear-off is open. Nothing gets added quietly.
Close it out with a record you keep
You get dated photographs, the shingle and underlayment product names, the fastening pattern used and the deck sheets replaced. For property you do not live in, that packet is the thing that settles an argument with an adjuster two winters from now about when the damage actually happened.
Our Roofing Services in Rogers, AR

Roof Replacement
Two houses in Benton County can need the same roof and get quotes thousands apart, and the shingle is almost never the reason. The gap is decking, and decking is a function of how many months the water ran before anybody looked.

Roof Leak Repair
The useful measurement on a leak is not how big the stain is. It is how old it is.

Storm Damage Restoration
Everybody in this part of Arkansas gets the same weather. What differs, house to house, is how many days pass between the storm and the first person who climbs up to look.

Hail Damage Roofing
Hail is the reason this region needs the discovery argument more than most. A stone can shorten a roof by a decade and leave nothing you can see from your driveway, and the leak that finally proves it can arrive two or three seasons later.

Wind Damage Roofing
Missing shingles are the easy version. The expensive version is the shingle that lifted, broke its seal strip and laid back down looking perfectly normal, which is precisely the damage a house with nobody in it will carry for years without complaint.

Roof Inspections
This is the page where we talk a lot of people out of buying something. Inspections are the easiest thing in roofing to sell on repeat and one of the easiest to sell to somebody who does not need it, so we would rather be straight about who does.

Asphalt Shingle Roofs
Almost every roof in Rogers is asphalt, and almost every asphalt failure we open up traces back to one of three things: nails in the wrong place, no self-adhered membrane where the water concentrates, or shingles that never sealed because of when they went on. That third one deserves attention here.

Metal Roofing
Metal is where our two halves of the map give genuinely opposite advice. On property somebody watches every day, metal is often a want.

Tile Roofing
There is very little tile in Benton County, and we think that is correct. If you have called us about putting tile on a house in Rogers, the useful thing we can do is explain why we will probably talk you out of it.

Flat & Low-Slope Roofing
Almost none of the low-slope work in a market like ours sits on a flat building. It is porches, carports, sunrooms and rear additions built at a pitch shingles cannot handle, then shingled anyway.

Roof Coatings & Sealing
We turn down more coating work than we take on. Over sound metal a coating is an excellent product.

Roof Ventilation
Attic ventilation gets diagnosed backwards constantly, and in this service area the reason is occupancy. Most interior moisture in an attic comes from the people underneath it.

Skylights
Think of a skylight as a framed opening with glazing set into it. The insulated seal will fail, the curb will move, and it carries more flashing joints than anything else on the roof.

Gutters & Downspouts
Gutters are a maintenance product sold as a permanent one, and on a wooded lot in Bella Vista or along the lake that gap matters. A gutter only works if somebody empties it, and half our territory is full of houses where nobody is there to do that.

Fascia & Soffit
Everything else up there needs a ladder. The eave line does not, and on property you visit occasionally that makes fascia and soffit the most useful diagnostic surface the building has.

Chimney Flashing
More roof leaks start at a chimney than at any other single detail, and chimney water is the most misleading water in the building. It runs down the chase, inside the framing, and surfaces in a different room, sometimes on a different floor.

Emergency Tarping
A tarp is a bridge, and a bridge only works if somebody is standing at the other end of it. We put tarps on occupied houses in Rogers constantly and they do exactly what they should.

Commercial Roofing
Commercial roofing here divides the same way the housing does, and the split is occupancy hours. A distribution building with people in it every shift reports a leak within a day.

Insurance Claim Help
The claim that gets denied around here is usually not denied over the damage. It is denied over the calendar.
What Rogers Customers Say
They walked the attic before they walked the roof, showed me rust on the nails over the back bedroom and told me the shingles had four or five years left. Repair, not replacement. I appreciated being talked out of the bigger job.
We only get to the lake house a few weekends a year. They put us on a November and April look, and the second visit caught a lifted valley we would not have seen until something dripped. Photographs came through the same evening.
Hail in the spring, no leak, no obvious damage. They found bruising on the west slope and dented gutter caps, dated everything and gave us the file. That packet did more for the claim than anything we said on the phone.
Steep lot, long narrow drive, and the tear-off still went clean in a day and a half. They replaced nine sheets of decking at the price written on the proposal and showed me every one of them before it went down.
Rogers Premium Roofing replaces, repairs and inspects roofs in Rogers, Arkansas: architectural asphalt laminates, standing-seam and exposed-fastener metal, low-slope TPO on porches and additions, plus valley, sidewall and chimney flashing. We tear off to the deck, replace what the nail gun cannot hold, and photograph the fastening before the next course hides it.
The work that follows a storm is a separate trade from the work that follows a leak, and we do both. Hail bruising, creased tabs, lifted seal strips, torn drip edge and split boots get documented on the day we find them. Leak work is diagnosed at the source, not at the stain, because the stain moves and the source rarely does.
What sets the bill here is rarely the storm itself. Houses across the Rogers and Bentonville growth belt are watched every day, while a real share of Carroll County and the Beaver Lake shoreline is watched a few weeks a year. The same hailstone lands on both of them. One of them turns into a flashing repair and the other turns into framing, and the whole difference between those two invoices is calendar time.
About Rogers Premium Roofing in Rogers, AR
Rogers Premium Roofing works one region and knows why it splits in two. Inside the Rogers, Bentonville and Centerton growth belt the housing is new, occupied and watched. East toward Beaver Lake and up into Carroll County a real share of the buildings sit empty most of the year. We price and plan for both, and we do not pretend they are the same job.
Our habit is to look at the underside. Walking a roof tells you what the weather did; reading the sheathing from inside the attic tells you how long ago it did it, and that is the number that decides between a repair, a partial and a full tear-off. We photograph both, hand you the file, and let the evidence make the argument rather than the salesman.
When not to call us: if you live in the house full time, your roof is under twelve years old, and you have no stain, no missing shingles and no storm in recent memory, you do not need us and you do not need a maintenance plan. Watch your own ceilings. We would rather you spend that money in five years on a roof than every year on reassurance.

Service Areas
Rogers Premium Roofing serves Rogers, AR and surrounding communities including:

Commercial roofs on buildings nobody occupies every day
Benton County commercial work is supplier offices and flex space along the corridors, self-storage, poultry and equipment buildings out toward Gentry and Decatur, and a long list of low-occupancy buildings: churches, camps, marina service structures and community halls that sit dark five days a week. On a warehouse somebody walks daily, a membrane split gets caught. On a building used Sunday morning it does not, so we build the inspection interval into the contract instead of waiting for a call.
- ✓Single-ply membrane in TPO or EPDM, adhered or fastened, every seam probed and logged
- ✓Metal building retrofit: seam clips, closures, panel-end sealant and translucent panel replacement
- ✓Scheduled interval inspections for churches, camps and buildings used part of the week
- ✓Drain, scupper and internal gutter clearing before the spring storm season starts
- ✓Curb, pipe boot and rooftop equipment flashing rebuilt rather than smeared with mastic
- ✓Infrared and moisture survey to map wet insulation before quoting a tear-off
- ✓Agricultural and equipment buildings in western Benton County, including exposed-fastener re-screwing
- ✓Documented storm response with dated photographs for multi-property owners and boards
Frequently Asked Questions
How fast does a roof problem get expensive around Rogers?
Faster than owners expect, and it depends almost entirely on who is home. In an occupied house in Rogers or Centerton a leak announces itself on the ceiling within a day or two and usually stays a flashing repair. On property that sits empty through the winter the same leak wets sheathing, saturates insulation and rusts framing connectors for months. We have opened roofs where the shingle work was fine and the plywood underneath had to go.
Do I need an annual roof inspection if I live here full time?
Usually not, and we will tell you so. If you are in the house every day, your ceilings, your attic smell and your energy bill are already a monitoring system, and paying for a yearly look at a ten-year-old roof in good condition is money you can keep. The honest exceptions are after a hail or high-wind event, at about year fifteen on asphalt, and before you list the house.
What about a lake place I only use part of the year?
That is the opposite answer. On seasonal property at Prairie Creek, Lost Bridge Village, Garfield or Holiday Island, an inspection before you close it up for the winter is the single most useful thing you can buy from us. Nobody is going to notice a lifted shingle in January. Look at the roof in November and again when you open in spring and you have cut the discovery window from eight months to a few weeks.
Is hail damage something I will see from the ground?
Rarely. Hail that is bad enough to shorten a roof by years often leaves nothing visible from the driveway. It bruises the mat under the granules, and the shingle keeps shedding water until it does not, which can be two or three seasons later. Soft metals give it away first, so we check gutters, vent caps, valley metal and any aluminum on the elevations that faced the storm.
Why do you ask what date the storm happened?
Because a property insurance policy asks you to report a loss promptly, and a claim found in June on damage from an April storm turns into an argument about notice and cause rather than about the roof. If you own something you do not visit weekly, arrange for somebody to look at it after any significant hail or wind event and write the date down. That single habit protects more claims than anything else we do.
Do you work outside Rogers itself?
Yes. Bentonville, Bella Vista, Centerton, Cave Springs, Lowell and Pea Ridge are routine for us, and we run east and north to Avoca, Garfield, Gateway, Berryville, Green Forest, Holiday Island and Eureka Springs, and west to Gentry, Gravette, Decatur and Siloam Springs. The far end of that map is exactly where the discovery problem is worst, so we schedule those visits around the seasons rather than around the phone ringing.
